    Of the two leading real estate firms in our town — Adams Realty and Fitch Realty —Adams Realty is clearly superior. Adams has 40 real estate agents; in contrast, Fitch has 25, many of whom work only part-time. 

    The homeowner’s suggestion that Adams should be a better choice when considering sell one’s home compare to Fitch is based on few assumptions. Those assumptions, however, are too weak to support his conclusion.

    The homeowner first assumes that the efficiency of house selling and the deal price are directly proportional to the number of agents. Clearly, the homeowner overlooks many other aspects to evaluate an effective company and a qualify agent. Though Adams has more agents, it doesn’t mean those agents are more adept in selling houses, communicating with consumers, and the ability to give compelling reasons to persuade customers to buy their house. Those abilities precisely decide whether a real estate firm can sell house with efficiency and deal price. Moreover, it is possible that Adams has a overall low sales level, given that many firms tend to hire more new staff temporarily for increasing sales. In contrast to Finch, though they have less agents, those agents are all veteran in real estate industry, not only know how to sell house efficiently, but also well-connected, know many old customers, and old customers bring new customers. Besides, the homeowner mentioned there are many part-time agents, first, we do not know whether “many” means many indeed, or just 5-8 agents out of 25, then the percentage is not that high. More important thing is the part-time agents are more, or at least no less effective then full-time agents, because do part-time jobs generally do selling jobs thus have better eloquence. So the homeowner should not give judgement based on superficial data, but actually investigate the sale performance of those part-time agents.

    The homeowner also implies that sales is the key indicator for evaluate a real estate firm’s capability in selling houses. It’s true that Adams’ revenue last year was twice as high as that of Fitch. However, first, this is data only from last year, and last year may just a special year, perhaps Finch encountered some temporary problems in management or operation last year, thus loss a lot of deals. But all years except last year, Finch has always exceeded Adams in sales. Second, it’s possible that Adams precisely had more good quality house resources by chance (such as CBD business house in downtown) last year, then it was more likely to sell them with high price. By contrast, Finch all sold suburb houses.

    Additionally, this homeowner holds a strong belief that the condition of real estate industry and the selling capability of those two firms did not change during last ten years. However, we do know that things rarely remain the same over long period of time. First, cities develop fast nowadays, population gathering in big cities constantly, so called “urbanization”, perhaps real estate firms couldn’t sell houses with suitable price because the extent of urbanization was low ten years ago, or this area went through economic depression, or even worse, economic crisis(such as sub-prime lend crisis), then it’s more harder to sell houses. Second, ten years ago, maybe Finch was just a startup, which lack of both selling experiences and people connections in this field. But after few years, benefit from excellent operation and continuous compliment from customers, Finch grows a better, renown, competitive real estate company. Finally, even if the homeowner only spent one month to sell his house, this statistic is inadequate to prove that Adams is much faster than Finch. Namely, we need more information about how much time Finch spent to sell the same type and the same quality house last year. Only by this, we can compare those two firms in selling efficiency.

    In the end, the homeowner forces us to believe that big companies are definitely more trustable than small companies. However, this thought is immature. It’s true that Adams and Finch are two leading real estate firms in the town, it doesn’t mean that other small-scale firms are out of consideration. Every real estate company has own characteristics, i.e., some are more proficient in selling large-sized apartment, whereas others are prefer selling small-sized apartment, some are adept in selling uptown houses, whereas some are good at selling downtown house. All in all, consumer should choose the one most fit their house rather then just look upon fame.

    In conclusion, the homeowner’s suggestion can’t fully be supported by his evidence listed, to further evaluated his conclusion we need more information, such as the sales of Finch and Adams year to year and the sale performance of agents from those two firms, plus the extent to which the real estate market changed during the decade.
